The notable Renters Reform Bill of 2023 has brought about a lot of uncertainty, but one thing is for certain; this bill will be changing things up for landlords and property managers. Section 21 has previously given landlords the right to evict tenants without having to give a good enough reason, but this will now change by being abolished although no one can say when for sure. 

As a result of Section 21 being abolished, the government has pledged to strengthen Section 8 with a few proposed changes. A Section 8 notice is given so that the landlord will be able to regain possession of their property but there are certain criteria that first need to be met in order for this to take place. 

A few changes include landlords not being able to repossess their property within the first 6 months of a leasing agreement. Additionally, landlords will be able to evict tenants if they have been in arrears for more than 2 months over 3 periods of time in the last 3 years. This is not an exhaustive list, however.
